Factory built homes are built in climate controlled environment. With Factory built homes there is less construction waste, making it more efficient.  A site built home takes 4 to 6 months to build and factory built homes can be built in 1 to 2 months.  You have the price up front, there is no additional pricing as with site built.

                                    

Manufactured Homes

Manufactured homes are built to HUD standards and can go to any state. Manufactured homes can be single wide or multi sections. These homes are built on metal I-beams which are part of the structure and must stay with the home.  The home is transported to your property, blocked, leveled and set up on the cement foundation frost piers, anchored and then skirted.

 

                      

Modular Homes 

Modular homes are built to local codes per state. They come in 2, 3 or more pieces. A Modular home needs a crawl space foundation or basement and is craned or rolled on. The carrier it is transported on is fully removed. These homes have wood floor joists or a wood truss floor system that sits on your foundation. A plumber is needed to hook up water and sewer lines. Furnace and ductwork are also done by others unless optioned in when built.
